Tip 10-Temperature and Noise

by admin on March 8, 2010

Atlanta homes soft musicStudies have been done that show that people are more likely to make a purchase when the temperature in just under 70 degrees. So, during the time your home is on the market, make sure it is cool in the summer and warm in the winter. The buyers coming through the doors will be much happier to take time and look at your home and possibly want to stay there.

Another idea to enhance the experience for the buyers looking at your home, is to have some soft music playing in the background. You don’t want it to be loud and distracting, just something soothing. Again you want the buyers to walk in the home and find reasons to stay, not run them away.

Tip 9-Change Furniture and Accessories

by admin on March 7, 2010

Now comes the fun part of staging a home to sell. You should evaluate each room and see where the furniture and accessories would best enhance the room.

Take the large furniture out and replace it with smaller furniture. This will make the rooms look larger and more open. Just what buyers are looking for.

Using scarves and table covers to cover any “boo boo” in the furnitue, will bring both color and life to the rooms. Just be tasteful and don’t overdo it.

Rearrange furniture to have a adequate flow between the furniture pieces. You don’t want buyers stumbling over furniture. If you don’t have adequate furniture for the rooms, you might want to consider renting it from one of the large furniture rental companies.

Accessories can make or break a room. Accessories help a room look “finished” but if there are too many, it only makes the room look cluttered and smaller. You want the room to be enhanced with the accessories and make the buyers say “I want that house. It’s perfect!”

Tip 8- Add Flowers and Plants

by admin on March 7, 2010

Atlanta homes with flowers

Adding the colors of flowers and plants, brings a sense of calmness to the room. It lets you bring the outdoors in.

Today, there are a variety of authentic looking plants and flowers. You can choose either silk or dried flowers for a beautiful focal point to each room.

If you prefer to have “real” flowers and plants, make sure they don’t have any decay on them. If you water, take care not to spill water and dirt on the carpet. Remeber you want the plants to be attractive and not distractive to the buyer.

Tip 7 – Deodorize

February 28, 2010

A house may be staged to perfection, but it if doesn’t smell nice a buyer won’t walk in.

Pet smells-While most people love pets, they are very sensitive to pet smells. Even if a seller has a specific room for their pets, the smell will spread to other rooms. Flooring will have to be removed to [...]

Tip 6. Change Wall and Window Coverings

February 25, 2010

Don’t ever expect to please everyone with your wall coverings, such as paintings, sconses or tapestry. Just plan to make this neutral with colors to enhance rather than harsh and screaming to be seen.
Think of the walls in your hotel room. They may not be beautiful, but they are usually tasteful. Copy their ideas and [...]

Tip 5. Update Lighting

February 25, 2010

You Must Have Light
It’s true, buyers want to see a light, open floorplan. Now is the time to go around the house and check each room for the amount of light it has. For showings, make sure the curtains are open and lights are on.
Once, you go through the house and see any areas you [...]

Tip 4-Neutralize Colors

February 20, 2010

Colors on walls for our homes become outdated, just like our clothes do. Some colors are favored over others  in different parts of the country. Check out magazines and model homes for ideas. Colors can really date your home and this is not what you want the buyer to see when they come in the door.
It [...]

Tip 3- Clean Everything

February 18, 2010

Basic Homeselling Technique-Clean, Clean, and Clean Some More
Buyers expect their new home to be clean when they move in. If not, they might not consider purchasing it.
Most important is to have a clean kitchen and bathrooms. These are the rooms that buyers pay the most attention to and therefore must be clean. Other areas of importance

Tip 2-Depersonalize

February 17, 2010

Number 2-Depersonalize
Let the buyer see themselves in the home rather than seeing pictures of you and your family everywhere. When they see pictures it makes them feel they are “intruding” on your home and are more anxious to get out of the house, than to stay and look around.
You want the buyer to be able [...]
