Many people are thinking that spring is the best time to put your Atlanta house on the market. It is true, the weather is better and more people are able to get out and look at homes. But is it the best time? I think that NOW is the best time.
Sellers that wait to put their house on the market in the spring will be putting their house on the market when the majority of other sellers are putting their house on the market. In other words, they will have more competition. We already have an enormous inventory of homes that are foreclosures and short sales. Now add to this the “new” sellers on the market for the spring.
It is a better idea to get your house ready to put on the market as soon as possible. You will have the fewest amount of competitive sellers and a better chance of your home selling. What do you need to do to help your chances of selling?
1. Your home must be in the best condition possible. If you need any repairs, make them now. Buyers have lots of choices and if yours is one of the best, you have a chance to sell.
2. Make sure your home is clean and tidy. It amazes me to see the homes on the market that sellers forget to clean the kitchen cabinets and the area around the door. If you can’t clean it up, then you need to paint it. A fresh coat of paint helps many problems.
3. De-clutter. Simply move out of the house anything that does not enhance the area. A cluttered home looks smaller and buyers want the most square footage for their dollar.
4. Stage it. We have the benefit of many television shows that teach sellers how to enhance their homes and get them ready to sell. Sometimes it doesn’t take money to make a room look great, you just need to rearrange the furniture and remove some “stuff”.
