Atlanta

Atlanta is the county seat for Fulton county and is the State capital. In 1842, the city was founded and named Terminus. It was later changed to Marthasville and then to Atlanta in 1848. It became the state capital on April 20, 1868.

Atlanta is a growing international city with people from all over the world making this their home. We are certainly a multi-cultural city.

There are many attractions in the city such as the World of Coca-Cola Museum, Zoo Atlanta, Underground Atlanta, Fernbank Museum and was the host to the 1996 Olympic games. This brought international attention to the city and has provided for a vast amount of growth since that time.

Atlanta is the cultural center for the state and includes the High Museum of Art, the Atlanta Ballet, and the Atlanta Symphony.

If you are not interested in cultural activities, but would prefer sports events, we have many. Atlanta is home to the winning Atlanta Braves, Atlanta Falcons, Atlanta Thrashers and Atlanta Hawks. Sports are an active part of our citizens life and provides activity on all levels. The collegiate rivalry between Atlanta Georgia Institute of Technology and the University of Georgia, is know throughout the country.

To increase your knowledge, Atlanta is home to a number of colleges, technical schools and universities.

Ansley Park is a residential neighborhood in Atlanta, GA, located just North of Midtown and West of Piedmont Park. One of the first suburban neighborhoods in the city designed for automobiles, it features wide, winding roads rather than the grid pattern typical of older streetcar suburbs. It has been designated a Historic District on the National Register of Historic Places.

Inman Park is a neighborhood of the city of Atlanta, Georgia, its first planned suburb. It is adjacent to Little Five Points. There are over 300 homes in various stages of restoration or renovation in Inman Park. Each year Inman Park holds the Spring Festival and Tour of Homes, a two-day celebration of parades, entertainment, dancing and open houses. Inman Park characterizes itself as a "SmallTown DownTown."

Buckhead is a community within the city of Atlanta, Georgia, USA. Comprising over 100,000 residents and approximately the northern one-fifth of the city, Buckhead is legally defined as that portion of the city of Atlanta northwest of I-85 and northeast of I-75. Thus, the boundaries are the city limits on the north, northeast, and northwest, and the interstates on the southeast and southwest. Local advertisers stretch the definition, sometimes including places in northerwestern DeKalb County. Buckhead includes the area of Lenox, South Buckhead, West Paces Corridor, Buckhead Village and Lindbergh.

Druid Hills is a census-designated place in DeKalb County, Georgia (part of the greater Atlanta metropolitan area).

A portion of Druid Hills is within Atlanta's city limits. The population was 12,741 at the 2000 census. Emory University is located in the northeastern portion of the CDP.

The Virginia-Highland neighborhood - often mistakenly referred to as Virginia Highlands and abbreviated as "Va-Hi" or the "VH" - in Atlanta, Georgia was founded in the early 20th Century as a streetcar community. The locus and origin of the name is the commercial district at the intersection of Virginia and North Highland Avenues. It is bounded on the north by Morningside, east by the Druid Hills neighborhood, on the south by Poncey-Highland and on the west by Piedmont Park and Midtown.

Unlike other neighborhoods like Inman Park and Grant Park, this neighborhood never really faltered during Atlanta's intown downturn in the 1960s. In the late 1960s a highway was proposed to connect what is now Freedom Parkway through the neighborhood to I-85 however the project was ultimately defeated. Residents of Virginia-Highland along with those of Stone Mountain, Inman Park, and Morningside were instrumental in the fight against the road. They were successful and became a political force to be reckoned with in city politics. In fact, the current Neighborhood Planning Unit (NPU) system is an outgrowth from the defeat of I-485. The Jimmy Carter Library and Museum sits on the very hill that was to be the major interchange between the new bypass and another new highway that would have led to Stone Mountain. The remnants of both of these cleared rights-of-way made Freedom Park possible.

Today, this eclectic neighborhood is prosperous with many restaurants, bars, and shops, even hosting its own major festival, Summerfest, the first weekend of June each year.

Candler Park is a 55 acre (223,000 m²) city park located at 585 Candler Park Drive, NE, in Atlanta, Georgia, named after Asa Griggs Candler who donated this land to the city in 1922. The park features a 9 hole golf course, a swimming pool, a football/soccer field, a basketball court, tennis courts, and a playground.

Candler Park is also the name of the neighborhood surrounding the park. It is entirely in the DeKalb County side of the city, bordering Lake Claire, Inman Park, and Druid Hills. The Candler Park Historic District was listed on the National Register of Historic Places on September 8, 1983, with a boundary increase on

March 17, 2005. It includes portions of Lake Claire.

The neighborhood is home to the original location of one of Atlanta's most popular brunch spots, The Flying Biscuit.

Atlantic Station is a large urban renewal project at the northwestern edge of Midtown Atlanta, Georgia. Atlantic Station is being master developed by AIG Global Real Estate and local development partner Jacoby Development, Inc. First planned
in the mid-1990s and officially opened in 2005, its 138 acres (558,000 m²) of mixed-use land development is on the former brownfield site of the Atlantic Steel Mill, which after years of industrial use and contamination was remediated by its two developers along with AIG Environmental, Inc. At completion, the redevelopment is ultimately projected to include 12,000,000 square feet (1,100,000 m²) of retail, office, residential and hotel space as well as 11 acres of public parks. Its size encouraged the Postal Service to award the neighborhood its own ZIP code: 30363.

Atlantic Station received the EPA's 2004 Phoenix Award as the Best National Brownfield Redevelopment, as well as, the Sierra Club's 2005 America's Best New Development Projects listing.

Brookhaven is an area located in Dekalb County, Georgia, directly north of Buckhead. It is roughly bounded by Sandy Springs, Georgia to the west, Chamblee to the Northeast, I-285 to the north, and the Atlanta city limits to the south.

Recently, Brookhaven has seen an influx of new development, including infill housing in the Ashford Park, Brittany, and Lynwood neighborhoods. Sembler recently began construction of the mixed-use project Brookhaven Village, off of Peachtree Road on the site of former public housing complexes. In addition, a new strip of retail and residential is being constructed on Dresden Drive. There is also new residential development along Ashford-Dunwoody Road, next to Blackburn Park, also on the site of a former public housing complex. Due to the increasing price of homes in Buckhead, many young people have chosen to live in Brookhaven instead for its relative affordability and close proximity to many amenities.

Brookhaven is home to two golf courses, the Capital City Club--listed on the National Register of Historic Places as the country's oldest residential golf community--and Peachtree Golf Club.

Brookhaven is home to Oglethorpe University.

Midtown Atlanta is a district in Atlanta, Georgia, situated between the commercial and financial district of Downtown to the south and the affluent residential district of Ansley Park and the affluent residential and commercial district of Buckhead to the north. Midtown includes the city's tallest building, the Bank of America Plaza, and about one-third of the city's high-rises. It is bounded roughly by the future Beltline just east of Monroe Drive on the east, I-85 and I-75 to the north, Northside Drive on the west and Ralph McGill Blvd on the south. The socio-cultural boundaries may differ slightly from the official boundaries.

Conyers

Conyers was incorporated as a city and the county seat of Rockdale county on February 16, 1854.

1996 Olympics held the equestrian and mountain biking events in this area. The International Horse Park was constructed for these events and still provides the location of many area events.

The Monastery of the Holy Ghost was founded in 1944 and remains one of Conyer's main attractions. The monks are self-sufficient manage a greenhouse that offers one of the largest bonsai accessory products in the nation.

Each spring, the Conyers Cherry Blossom Festival attracts many to the arts and crafts, exhibits and entertainment it provides.

Covington

Covington is the county seat for Newton county, which was first known as Newtonsborough. It was incorporated in 1854. The county courthouse was constructed before the city was incorporated. It was actually built in 1848 and is listed in the National Register of Historic Places.

Covington is a beautiful city and has been nicknamed "City of Beautiful Homes" with homes dating before the civil war. Tours are periodically offered of these homes.

Covington was the site for the filming of the much loved "In the Heat of the Night" with Carroll O'Conner. Although this show ended in 1994, it still holds a soft spot in the hearts of local citizens. The city also continues to be a favorite location of the film profession.

Real Estate Tips
Financing Your Home >Assuming a Mortgage

You may be able to assume the seller's mortgage liability when buying a house instead of having to apply for a new loan.

Assuming a loan could minimize your down payment or closing costs and get you a more advantageous interest rate. To know whether an assumption will work, find out the loan balance. If the balance is a small fraction of the purchase price, you will have to come up with a large down payment or get a second loan for the difference, unless the seller is willing to provide some of the financing. If the loan balance is high, the loan may have been made when interest rates were higher than they are today.

Most newer loans that are assumable have adjustable rates. If you are considering an assumption because of credit problems, you will need the lender's approval to make the transaction work.
