Part 1: Buyers need to BEWARE of the following:
1. Choosing a realtor that is not interested in a strong business relationship with you. You need someone who will be committed to you and your Atlanta home purchase this time and all the times after this one. Even if you move away from the Atlanta are to another state, find a realtor who networks regularly with agents from other states. It will make your process a lot easier.
2. Making an offer on a home with pre-qualifying with a lender. The time and effort used on this step will save you money as well as time. A lender can give you the exact amount of a home you qualify for. You then can look in the right “range” and not risk being surprised with the news that you cannot buy the home you fell in love with.
3. Limiting your search to the homes you see that are being held “Open” or those you see on the Internet. Although it is fun and informational to look for homes on the web, a realtor will be able to focus and fine-tune your search in a way that will help you find the best home.
4. Only looking at the price of the home and not understanding all the costs associated with buying the home. Ask your realtor or mortgage person what other costs you will have and don’t wait until you see them on your settlement statement.
5. Thinking that this is “the House” and you will never find another. Make sure you complete your due-diligence and take all factors into consideration. New homes come on the market each day and your realtor can help you with a comparative market analysis to see if this home is your best buy.
